How to get to Osensjøen
Stay on the RV 25 (Riksvei 25) about 36km from Elverum towards
Trysil. Turn left at Kjernmoen and follow this road until you get to
the t-crossing
at Sjøenden.
A private all-year open road is being developed across the Osensjøen
Turistsenter land, with legally documented entry to each lot. There
will be a gate just by the Turistsenter and each owner will have their
own key to the gate. A temporary access road to the lots will be used
during the construction period.
The condition of the lots
23 proprietory owner lots for cottages/cabins, each about 1000 square
meters. All lots will have electricity, water and drainage connection.
Hook up fee for electricity to be paid by the buyer (owner). Fees
for water and sewage is included in the price for the
lot. Road leading up to each lot will be developed.
Final and actual size of each lot might differ slightly from the figures
listed in the sales brochure.

Development plan and utilization
The land is planned especially for holiday cottages/cabins and
40 lots have been approved. Buyer of a lot is responsible for obtaining
a building permission from the local authorities.
A harbour for small boats and a parking lot is included in the plan.
However, this will not be built by the land owner, but owners of the
cottages can, through the cottage owners association, do this at their
own expense.
Rights & obligations
The buyer is obliged to connect to existing water and drainage pipes
from Osensjøen Turistsenter. Fees are included in the buying price.
A deed will be registered for each lot, as security for water and
sewage fees, as well as cost for maintaining and clearing of the
road.
A cottage owners society will be established and all owners are
obliged to become members. The land owner will assist in the establishment
of the society.
Tax value
To be assessed by the local tax authorities when the property is
built up.
Water and sewage
Private (drilling) water and sewage system from Osensjøen Turistsenter.
The water is being controlled 4 times a year by the health authorities.
A new sewage treatment plant will be built in connection with the development
of the cottage land.
Maintenance costs
Annual cost for collection and disposal of refuse for holiday cottages,
category 2: NOK 533,20 (incl. 25% VAT).
Maintenance and clearing of road to be paid directly to Osensjøen Turistsenter
at NOK 1500,- pr. year (incl. 25% VAT).
Water and sewage fees to be paid directly to Osensjøen Turistsenter.
Annual fee is NOK 1.400,- + NOK 64,- per sq.m. (VAT 25% included).
Hand over
The properties will be handed over 4 weeks after required
pre-sales is reached. A temporary road will be ready by that time so
that construction can start.
A permanent road, water and sewage will be ready within 6 months after
the handing over of the property. Time of completion of temporary road
and permanent infra structure will depend on time of season.
Osensjøen Turistsenter offers buyers half price
on stays in camping cabins during construction period (off
season only).
Please note:
10 lots must be sold prior to realization of the project.
Summary
23 proprietory owner lots located in a lovely and quiet area by Lake
Osensjøen
shore, in the vicinity of the mountain area. All lots will have lake
view with plenty of sun. Large area/playground for leisure activities,
beach and pool with water slide. About 45
km to Norway’s biggest alpine centre in the Trysil mountains. Only 2
hours drive from Oslo.
